This is called 'porting' your mortgage and it is where you take your current mortgage to a new property and add on any extra funds that you need. Protection You will have home insurance to protect you if the worst were to happen to your home, but do you have insurance in case the worst happened to you? Whilst it's something none of us want to think about, it is important to have a plan in place in case you can't pay your mortgage. Do I really need life insurance? Although it is no longer a requirement when taking out a mortgage, most people decide to have some kind of insurance to cover them in the event that they are no longer able to pay for their mortgage repayments. What are the different types of insurance? There are many different policy options available to cover you in the event that you could not pay your mortgage. The main ones we tend to deal with are: Critical Illness Cover This is not specifically mortgage related. It would pay out a one-off lump sum if you were diagnosed with a serious illness. Some examples of what it can be used for are: to pay for treatment, additional expenses incurred as part of your diagnosis, or to pay your regular financial commitments if you were off work. The policy may not cover all definitions of a critical illness. For definitions of illnesses covered please refer to the Key Features and Policy Documents. Decreasing Term Assurance This policy decreases at a similar level to your mortgage so should always cover the whole amount. If you die or get a terminal illness (this is a condition where the Doctor says that they think you have less than 12 months to live) then they would pay out enough to clear the whole mortgage. Level Term Assurance Similar to the above, but it would pay out the same amount at any time during the term of the policy. People tend to take this cover for interest-only mortgages (as the amount owed back doesn't decrease) or if they have a Help To Buy loan. Others decide to take it just so they know they will have a consistent pay out. Income Protection This protects you against a shorter term loss of salary. You can decide if you would prefer this to be paid out monthly or in a lump sum. It is important to note that the plans will have no cash in value at any time and will cease at the end of the term. Frequently Asked Questions I know how hard it can be to secure a mortgage, which is why I want to provide you with the best information and resources at all times. Below you’ll find answers to some of the questions I get asked the most. Still have a question? Feel free to get in touch with me using the 'Contact Us' page. How much can I borrow? This is by far the most common question I get - and not just from first-time buyers! It is much more complicated than some people think. Each bank will assess overtime, commission/bonuses and benefits differently. Some banks will be much harsher on anything you have on finance. I always say to get in touch and we can have a chat about this to get you a definite answer. I used an online calculator - why did I fail an AIP? Online calculators are not always accurate as you have to also know the lender's policies. Not all banks accept bonuses or overtime so you could enter it in and think you can borrow much more than they would actually lend. Please get in touch and we can cover all of the market rather than checking every calculator out there. Would interest only be better for my residential property? In nearly all cases NO! Many banks would not lend on interest-only for residential properties. Why do I need a mortgage broker when I could just apply online myself? Moving is a stressful thing and your mortgage broker should be there to help you all the way through. I would look through each lender to find who would lend the most, who is offering the cheapest deal and which lender would be the best for you. I would then do the application and deal with the bank as the application progresses. Going backwards and forwards when they need further information - have you got enough time to do all of that yourself? Also, I deal with estate agents, solicitors and surveys everyday so I can assist and help on all of these points to try and keep your stress levels to a minimum. Which is the best lender? This answer is different for each customer. I have used 13 different lenders in the last three months and each time the lender was the best for that person’s individual circumstances, so it is impossible to say that one lender is the best. How often do interest rates change? At the moment, almost daily - it really is that quick moving currently! If we discuss a deal today, then it could easily be withdrawn in a matter of days, so it's important to send any documents requested as soon as possible. We can reserve an interest rate for you for up to 2 months – please ask so I can explain how this works, there is no commitment on your part but means you have that rate guaranteed for the 60 days. Can I borrow 90% plus stamp duty or refurb costs? Unfortunately not. It is always worth discussing, but in general this will not be an option. Need more help? Buy-to-Let Whether you already have a property portfolio, or you are looking to rent your property for the first time, it is worth asking a broker for the most current information. A buy to let mortgage will be secured against your property. The Financial Conduct Authority does not regulate some forms of buy-to-let mortgages. How much can I borrow?
