Meet the Team Mortgage Advisor Ray Williamson Get in Touch I have been a mortgage broker for nearly 10 years, and most of that time was spent working for a large corporate company. This gave me excellent experience and knowledge, but I never felt I was able to give the personalised service that my customer's deserved. ​ I set up RMR Finance in 2021 and it stands for Ray, Mel and Ralph, my family, which shows the personal nature of the company (although we might need to rename after the addition of baby Chloe in 2023!) ​ Away from work, I like running, football (I support Arsenal) and love cruises! Hello! ​ I am Donna, and I am the newest addition to the RMR team. Although I only started in December 2023, I have years of experience working in administration for estate agents and letting agents. Most mortgage brokers would help you with two of these stages (some might help you with three).     Protection You will have home insurance to protect you if the worst were to happen to your home, but do you have insurance in case the worst happened to you? Whilst it's something none of us want to think about, it is important to have a plan in place in case you can't pay your mortgage. Do I really need life insurance? Although it is no longer a requirement of taking out a mortgage, most people decide to have some kind of insurance to cover them in the event that they are no longer able to pay their mortgage. What are the different types of insurance? There are many different policy options available to cover you in the event you could not pay your mortgage. The main ones we tend to deal with are: Critical Illness Cover This is not specifically mortgage related. It would cover you that if you a serious illness then it would pay out a one off lump sum. The idea of this is that it might pay for treatment or help with bills during recovery. The policy may not cover all definitions of a critical illness. For definitions of illnesses covered please refer to the Key Features and Policy Documents. ​ Decreasing Term Assurance This policy decreases at a similar level to your mortgage so should always cover the whole amount. If you die or get a terminal illness (this is a condition where the Doctor says that they think you have less than 12 months to live) then they would pay out enough to clear the whole mortgage. ​ Level Term Assurance Similar to above, but it would pay out the same amount at any time during the term of the policy. People tend to take this cover for interest-only mortgages (as the amount owed back doesn't decrease) or if they have a Help To Buy loan. Others decide to take it just so they know they will have a consistent pay out. ​ Income Protection This protects you against a shorter term loss of salary. You can decide if you would prefer this to be paid out monthly or in a lump sum. ​ It is important to note that the plans will have no cash in value at any time and will cease at the end of the term.     Equity Release Equity release refers to a range of products letting you access the equity or cash tied up in your home without you having to sell. You can take the money you release as a lump sum or in instalments, so it is like using your property as a pension. The schemes are aimed at mature people, over the age of at least 55 years old. In the past there were schemes where people ended up owing more than the value of the house but this is no longer the case and the schemes are more regulated than ever. Am I eligible for equity release? To be eligible for equity release: All applicants must be aged 55 years or older You must own a home worth more than £70,000 You do not need to be mortgage free, but you must pay off your remaining mortgage with the funds released. ​ However, equity release is not suitable for everyone. Book Advice Appointment Will I still own my home? Yes, your home is still yours. A lifetime mortgage is a loan which is secured against your home. You can choose between taking your tax-free cash in one lump sum or have it available to drawdown as and when you need it following an initial, smaller, lump sum release. With a drawdown plan, you only pay interest on the money released. The loan (and any interest) is repaid when the plan ends. That’s usually when the last remaining applicant either passes away or enters long term residential care. Does it mean my family does not get any inheritance? Not necessarily. Depending on the plan you choose, some allow for a certain percentage to be left to family members. When you speak to us, we can advise which plans best suit your goals. ​ In the past people were sold products that meant they ended up owing more money than the property was worth, however this is no longer the case. All of the Equity Release products we have access to have a ‘No Negative Equity Guarantee’ which means your family can now be assured that they will get some inheritance and not a debt. All plans that meet the Equity Release Council’s standards allow you to transfer your plan to a new home, as long as it provides enough security.
